Listing a Home Requires More Than Just a Yard Sign and Putting It on MLS

Luck doesn't sell homes. Luck doesn't sell homes faster or for more money than market averages. Experience, local and market knowledge, and a host of tools and tricks do! 

When the market is red-hot like it has been for the past couple of years, many consumers think that being a Realtor® is easy. The truth is, it's our job to make it look easy; one of the main goals for any Realtor® is to take the stress of buying or selling a home off our client's shoulders. Often, our clients don't know the "hoops we jump through" to get to closing. 

In reality, many consumers think that all we do is stick a sign in the yard and put the listing information onto the MLS, then wait for a buyer to write an offer. Though I'm sure quite a few licensed agents do this, we at The Alms Group pride ourselves on the tactics we employ to get a quicker sale and at a higher sale price. My list-price-to-sale-price-ratio in 2022 was 2.4% HIGHER than the market average in Manhattan. When looking at the average sale price of all homes sold in Manhattan in 2022 ($269,498), statistics say that my sale price would be $6,468 higher (more money in your pocket at closing! Additionally, my total "days on market" was more than HALF of the market average (12 days on market before contract vs. the 25 days on market before contract).

Without sharing all our secrets, here is a list of some of the listing tools we employ:

  • Comprehensive Real Estate Reviews - We go beyond looking up "comps" (previously sold listings) and look at a host of other data, including current competition, current listings that are under contract, average days on market, etc., to find out what price will sell the home and what other terms can be offered to try and maximize the return for our sellers.

  • Professional photography and 3D/Virtual tours - Have you ever toured a listing and thought the photos didn't do the home justice? Perhaps the photos were far too doctored/altered, or the photos were just terrible to begin with. What about listings with far too many photos (who needs to see an individual photo of every cabinet door handle in the kitchen)? There's an art to having the right photos (and the correct NUMBER of photos) for a listing. It's essential to showcase a listing accurately, in the best light, show off the great features, and keep the consumer from getting bored while flipping through the photos.

  • Social Media - In today's world, consumers spend a lot of time browsing Facebook, Instagram, Twitter, etc. Through our social media management team (including a full-time in-house graphic designer), we can get a far greater reach and engagement than a simple "boosted post" than the status quo of today's real estate world. More reach and engagement means more eyes on your listing!

  • Experience and teamwork - Many of our agents have been top producers for many years, and we make sure that each listing client of The Alms Group gets attention from everyone at the office. With this, our years of combined experience work together to try and find the best marketing solutions for each home.

  • Negotiation - We make it a point to ensure we are negotiating for our clients, not ourselves. Putting our client's best interests well above our "commission check" guarantees the best deal possible for our sellers.
