Benefit of Using a Buyer’s Agency

William Cupp - Realtor®

Buyer’s Agency was a foreign concept where I was growing up. If someone wanted to buy a house, they simply would call the number on the sign out front, and say they wanted to walk through the house, and if they liked it they would make an offer. This still happens today, but most buyers use what’s called a buyer’s agent when they want to buy real estate. A buyer’s agent advocates for their needs, clears up confusion, and finds properties that can’t simply be searched up online.

A couple scenarios happened to me recently that underscored just how valuable buyer’s agency can be for prospective home buyers. As a buyer’s agent, I keep my ear to the ground, listening for leads on off-market properties. I heard about a property that I knew would be of interest to a couple of my clients. Both submitted offers, and one of their offers got accepted. There were two notable advantages to my clients in this scenario: For one, neither of them would have found this property had they been searching on their own. Also, due to my knowledge of the market and negotiation, the buyer went under contract on the property at $55,500 less than the Zestimate of the property! The value of a buyer’s agent’s estimate on what a property is worth cannot be understated. In this case, it sure saved my client a lot of money.

You don’t have to just take it from me. Another one of my recent buyers agent clients says this: “Using William as a buyer’s agent helped me to avoid houses that had certain issues that I never would’ve picked up on. Having someone that is on your side that understands all of the nuances is invaluable. I would’ve bought a completely different home and overpaid if he wasn’t guiding me”

In conclusion, the role of a buyer's agent in real estate transactions cannot be overstated. They serve as advocates for their clients, finding off-market properties, negotiating favorable prices, and providing invaluable guidance throughout the home buying process. As highlighted by the experiences shared, the expertise and market knowledge of a buyer's agent can lead to significant savings and help buyers avoid potential pitfalls. For anyone considering purchasing a home, enlisting the services of a buyer's agent can be a wise decision that ultimately leads to a smoother, more informed, and more successful home buying experience.
